When I was moving from place to place, state to state, I really wanted to leave a trail of happy landlords behind me so I would have a good bank of numbers to call if the next landlord needed a reference. So, living in the 21st century, I naturally hit the web in search of answers with Google being my first stop. After many pages of what was essentially the same ten tips and tricks to being a good tenant (being respectful of neighbors, paying rent on time, not being a high-maintenance tenant, etc.), I started to wonder what its like on the other side of the relationship. So I started searching for what it took to be a good landlord.
The results were pretty clear and it all came down to a word that can make or break any relationship: communication. Not only with between the tenant and landlord, but with surrounding neighbors as well. I learned this from experience when I was the noisy neighbor and my landlord had to call me and tell me, meaning someone had made a complaint to him. Not wanting to repeat the incident (especially because he was an unnecessarily verbose landlord, calls would las tup to an hour where he would do most of the talking), I went out and got a six-pack and wrote notes to my three neighbors and left them outside their doors. The notes just apologized for being loud and contained my number so they wouldn't have to go through the landlord anymore to get a message across to me. From all my neighbors, I received notes in return, half of them ignorant to my noise levels but all of them including names and numbers saying that no one had tried doing anything like this before.
Just by a simple gesture, a new community was formed where people could directly contact each other and solve their problems, thus causing happier tenants and a happier landlord.
