There are few separate answers to your question.
First: buying or renting? This is more of an investment question. In most, but not all, situations buying is economically more advantageous.
Second: Could you get a mortgage loan? – talk to two or three local lenders (starting with your Credit Union) and see what they say. Your chances for a loan are probably small. But you will never know unless you try.
Third: Could you buy a house without a loan? Possibly – try for Lease Purchase or Rent-to-Own. Get a Realtor to assist you.
