    1) Nobody wants to 'fix up' the house to fit their style. They want to buy an already fixed up house. If you don't fix it up, then the only people interested are low ball house flippers.
    2) You are NOT going to get what YOU think the house is worth. But the same applies to the house you may be buying. You may sell at a loss, but you are buying low as well. Adjust your thinking to that.
    3) Is the realtor you are considering hiring a 'friend of the family'? Well, like that old adage, lend a friend money and you lose the money.... and the friend. Keep it business like. Hire a pro that you can easily fire if they aren't doing the job.

    4) Is your realtor showing the house, or selling the house? Big difference. The one who wants to sell your house will give you the real deal on what you need to do to fix it up and the right price. The 'show the house' realtor usually tells you what you want to hear.
    5) Do you want to know now or in a year? Why do houses sit unsold for a year? Well, the market is telling that owner to 'fughet aboutit' in so many words. Get real on the price and what your house is looking like to an outsider.
    6) Create the Disney affect. Which means wash the windows, clean up the clutter, pull the 20 year old rug, etc. You have five minutes to make an impression to a potential buyer. Don't blow it by leaving these easy to fix things undone.
