The average bathroom upgrade in America costs around $15,000 and for those without that kind of money (me) to sink into a full bathroom upgrade, there are some smaller upgrades that one can do to boost the value without breaking the bank.
- Reface the cabinets. Cabinets' faces take a beating over the years, and are subject to beatings from knees, kids, water damage, etc. To give your bathroom a bit of a face-lift, all you need to do is replace the fronts of the doors and drawers, meaning you won't have to worry about altering the structure of your cabinets but you'll still get new-looking cabinets!
- Update your floors. In terms of designs, Williams suggests homeowners "use small detailed tile like hexagons or penny rounds, and think of adding an accent color," Williams says. Penny rounds are dots of tile that come mounted on mesh sheets for easy installation, and come in a variety of colors and designs.
- Install a Stylish Sink. You sink is likely to be one of the centerpieces of your bathroom behind the shower and toilet, so investments in the sink will come back ten-fold, especially with modern and forward-thinking sinks.
- Update the Lighting. If your turning on your bathroom light make you feel like walking into an interrogation room, its probably time to change your light fixtures. Most lights are above the sink and mirror, and are okay for some daily tasks but terrible for most. Installing overhead lighting or even a simple strip of lighting along the underside of the cabinetry for those late-night visits boosts the comfort and value of your bathroom.
- Install a Stylish Showerhead. Like upgrading your sink, upgrading your shower is another way to take your bathroom from a "meh/plain-jane" bathroom to a real "wow" factor. Buyers unknowingly put a lot of weight on fixtures such as these, and special and extraordinary ones stick into potential buyers' minds.
